City of Tshwane residents encouraged to check changes to property valuations

The Tshwane multi-party coalition government is pleased to announce that the city has just completed a revaluation of properties for the purpose of levying property rates, and the new rates will be billed as from 1 July 2025.

All property owners of Tshwane are encouraged to take heed of this announcement and to make representations to the City that they have recently purchased a property for a significantly lower price than the municipal valuation and to provide confirmation of such by submitting a copy of the purchase agreement as evidence supporting your objection.

The completion of these property valuations will ensure that residents are fairly and equitably levied and that property owners are not price-gouged if there have been changes to the value of their property.
Additionally, if the average sale price of properties in your area is significantly lower than your own valuation as evidenced by estate agent reports, submit a copy or extract such a report. If you have done a private valuation of your property showing a disparity with the municipal valuation, submit a copy of the valuation report.

Residents have until 2 May 2025 to make queries and seek clarification in the prescribed form to the valuation of their property. This objection must be considered before a final decision is made.
In line with property legislation, all affected residents are alerted to expect the revaluation of their properties by post or email as is required by section 49(1)(c) of the Municipal Property Rates Act.
